Luxury vinyl plank in San Diego. Waterproof. Slab-friendly. Quiet.
LVP is the right answer for most San Diego homes built on slab. The good rigid-core SPC products are genuinely waterproof, dent-resistant, and look closer to real wood than they have any right to. Most failed LVP installs come down to a slab that wasn't flat enough or an underlayment chosen for the wrong reason. We measure flatness, choose the right pad, and float the floor to spec.

What do homeowners ask about LVP?
How much does LVP cost installed in San Diego?
Mid-grade rigid-core LVP from a brand like Coretec, Mohawk, or Shaw runs $5 to $7 per square foot installed. Premium thicker SPC with attached cork or rubber pad runs $7 to $9. Slab grinding or self-leveling adds $1 to $2 per square foot if your slab is out of flatness spec.
Is LVP really waterproof?
Rigid-core SPC and WPC LVP are waterproof at the plank itself — water cannot warp or swell the core. But the seams are not always watertight. A bath overflow that sits for two days will eventually find its way under the floor. For wet areas, sheet vinyl or tile is still the better pick. For everywhere else, LVP handles spills, dog accidents, and mopping with no issue.
Will LVP look cheap?
The bottom shelf at big-box retailers, yes. The mid- and upper-tier products from real flooring manufacturers — embossed-in-register textures, microbeveled edges, varied plank lengths — are convincing at floor level. We'll bring samples and you'll see the difference between the $2 stuff and the $4 stuff in person.
Can you install LVP over existing tile or hardwood?
Often yes — LVP floats, so tile that's flat and well-bonded can be a substrate. We grind down high spots, fill grout lines on tile, and add an underlayment if needed. Floating LVP over old hardwood works if the wood is dry, flat, and structurally sound. We do an in-home check before committing.
How long does LVP last?
Residential rigid-core LVP carries 20 to 30-year wear warranties from major brands. In a real home with kids and pets, plan for 15 to 20 years before the wear layer shows. Commercial-grade products in residential settings last longer.

Homeowners who hired us for this
Twenty-year-old oak floors that I was about to replace. They sanded, stained, and sealed them — they look brand new. Dust containment was real. Crew was on time every day. Cost a third of what replacement would have been.
Got three quotes for the same LVP. Surface Pro was the only one that probed the slab for moisture before quoting. Two other contractors would have skipped it. Floor's been down six months and there's not a single edge curling anywhere.
Coastal house, slab on grade. They explained why solid hardwood was a bad call here and walked me through engineered options. Picked European white oak, glue-down install. Looks like real wood because it is real wood, but handles the humidity.
