Commercial flooring for San Diego offices, retail, and tenant improvements.
Commercial floors live a different life than residential ones — heavier traffic, rolling loads, longer hours, more spills. We install commercial-grade LVT, VCT, sealed concrete, and rubber for offices, retail, restaurants, gyms, and tenant improvements. Most jobs run after hours and on weekends so business doesn't stop.

What do homeowners ask about Commercial?
Do you work after hours?
Most of our commercial work runs after business hours and on weekends. We coordinate with the property manager and the GC to phase install around the operating schedule. For multi-tenant buildings, we handle freight elevator scheduling and after-hours building access.
What about ADA-compliant transitions?
ADA spec is 1/4-inch maximum vertical at any transition, with bevel above 1/4 inch. We use compliant aluminum and rubber transition strips and verify with a level at every threshold. For projects requiring permit sign-off, we coordinate with the inspector.
Can you handle a national chain rollout?
We focus on independent and regional San Diego businesses. For national chains we work directly with the local facility team. We do not work through national dispatch platforms that pay 60 to 90 days out.
What about sealed concrete?
We do densifier-and-sealer concrete polish for retail, breweries, gyms, and modern office. The process involves grinding, densifier application, multiple polish passes with progressive grit, and a stain-resistant sealer. Done well, it's a 20-year floor that needs only occasional re-sealing.

Homeowners who hired us for this
Twenty-year-old oak floors that I was about to replace. They sanded, stained, and sealed them — they look brand new. Dust containment was real. Crew was on time every day. Cost a third of what replacement would have been.
Got three quotes for the same LVP. Surface Pro was the only one that probed the slab for moisture before quoting. Two other contractors would have skipped it. Floor's been down six months and there's not a single edge curling anywhere.
Coastal house, slab on grade. They explained why solid hardwood was a bad call here and walked me through engineered options. Picked European white oak, glue-down install. Looks like real wood because it is real wood, but handles the humidity.
